Lovely little place, perfectly situated 10 min from Gunstock mountain (the main draw for us) and also close to other lakeside restaurants/attractions. The home is very clean, kitchen dishware/tools well stocked, and bed was extremely comfortable! This is the ideal spot to use as a home base if you are looking to explore the local area by day and return for a restful nights sleep! We were thrilled that Patti could accommodate us and our dog on this adventure.

Our family’s New Year’s stay at this cabin was great. Patricia was very responsive and accommodating of our last minute booking and I would definitely recommend her as a host. The cabin seemed brand new inside with a great layout for a family of four. New appliances, very clean throughout, and well stocked with supplies like towels and kitchen needs. The screened porch and proximity to the lake and docks nearby seem like they’d be great in summer months as well.

Great spot. It is right on Lake Winnipesaukee with direct access to the lake and a quick drive to the restaurants/attractions in the area. We stayed here for a ski weekend at Gunstock Mountain and it was a great time. Place is super clean, well stocked and felt basically brand new. You can tell someone put a lot of attention to detail in here with the nice little touches and recommendations for the area. We will be back in the summer for a lake trip. Thanks for having us!

Wonderful house, very cozy, extremely well equipped and spotless. Everything worked perfectly. Patricia was very helpful, attentive, and always available when needed. We had a great stay and would definitely recommend it!

This place was absolutely beautiful and super clean, but unfortunately I rented for the hot tub and lake view. The hot tub was not working, she did her best to get it fixed, but unfortunately it didn’t happen. The pictures posted made it seem it was on the lake also and it was not. It is near a lake but not visible to one. The host was wonderful and left a snack basket and decorated for the holiday. She was always responsive and did take a very small portion off for the hot tub not working. All together we had a good holiday, but with plans to not go anywhere we were very disappointed about the hot tub.

This is a pet-free hypoallergenic space. No pets are allowed inside the home to maintain a hypoallergenic area as much as possible for our guests’ comfort.

This home follows a strict maximum occupancy rule. Please make sure that the total number of guests accompanying you (including both children and adults) doesn’t exceed the indicated maximum occupancy above to avoid cancellation of your stay and additional fees.

Cancellation policy

This property follows Big Lake Properties’s standard cancellation policy.

Cancellation policy

1. Refundable Bookings
Cancellation Deadlines
• For stays under 15 nights, you may cancel or reschedule up to 14 days before check-in for a full refund. For stays 15 nights or longer, the cancellation window is 60 days.
• For some homes, a 30-day deadline applies — this will be clearly shown before you book.
• Cancellations must be submitted before 4 PM EST on the deadline day to qualify.
After the deadline - Fair-Refund policy
• If you cancel after the deadline:
• Big Lake Properties will relist your dates and automatically refund you for any nights that rebook.
• The refund per night will be the lower of the original price or rebooking rate.
• Nights that do not rebook are non-refundable.
2. Non-refundable Bookings
• If you selected a Non-Refundable rate at checkout, the booking cannot be changed or canceled, and no refund will be issued.
3. Half-Now-Half-Later Bookings
• The first half of your payment is non-refundable.
• The second half may be refunded according to the standard cancellation policy.
4. Date Changes & Rebooking
• Once a stay is canceled, you can't rebook the same dates yourself.
• If you need help choosing new dates, our Concierge team is happy to assist.
5. Transfers to Another Guest
• You may transfer your booking to someone else at no charge.
• Just contact the Concierge with the new guest's name and email.
• The new guest must accept the transfer for it to take effect.
6. Policy Match Guarantee
• If a better price is available for the same property on Airbnb or the owner's site, contact the Concierge — Big Lake Properties will match it.
